Cinco Ranch and Cross Creek Ranch anchor the master-planned communities with upscale garden-style apartment complexes and townhome rows tucked between the single-family pods. Old Katy — the original downtown core off Pin Oak Road — carries a small but dense townhome cluster with very different operational rhythms. Newer Class-A stock has come in heavy along the Westpark Tollway extension and along Grand Parkway between I-10 and Westheimer Parkway. We currently maintain active contracts at 18 Katy-area properties.

Katy’s threat profile is dominated by package theft (Amazon-heavy delivery patterns), unauthorized pool/amenity access, and overnight auto burglary in carports and surface lots — problems made worse by the long, spread-out site plans typical of Katy’s master-planned multifamily. Properties along I-10 catch more transient activity; properties deeper in Cinco Ranch deal more with resident-policy enforcement (after-hours noise, unauthorized short-term rentals, parking violations).
