Pricing Model

How CCTV monitoring pricing actually works.

Live monitoring is priced primarily by camera count and active hours. A 24-camera property monitored 24/7 is a different rate than a 24-camera property monitored only between 8pm and 8am. We bundle the AI analytics, the operator labor, and the 90-day clip archive into a single monthly figure per camera per shift.

What shifts the rate: whether talk-down speakers are installed (we can install or use existing), whether you also contract our patrol (bundled dispatch is faster and cheaper than going through HPD on every trigger), and special-event coverage like resident move-in weekends or pool season. Camera replacement, if needed, is quoted separately at hardware cost — we don’t mark up cameras.

Why Multifamily-Only Matters

Multifamily CCTV is the hardest CCTV.

An office park has predictable hours, no kids, no pets, no balconies, no overnight foot traffic. A retail store has one entrance and three cameras. A 240-unit apartment community has the highest false-positive rate of any property class in security. Trees in the wind. Pool noodles floating across a deck. Resident pets on balconies. Couriers at 4am. Teenage residents being teenagers in the breezeway.

A generic CCTV monitoring company will either flood you with false alarms (which makes residents lose faith) or ignore so many triggers that they miss the real ones (which makes you lose faith). We’ve been tuning multifamily-specific AI rules since 2014. We know that the silhouette at the mail kiosk at 11pm is almost always a delivery driver and almost never a thief. We know which silhouettes aren’t. That’s the entire job.

And we know your residents. The operator on the talk-down speaker has been trained on multifamily-resident escalation language — not loss-prevention-officer language. There is a difference between de-escalating a resident locked out at 11pm and de-escalating a shoplifter. The wrong words cost you lease renewals.

Do I need to buy new cameras?

No. We work with the cameras and DVR/NVR you already own — Hikvision, Dahua, Lorex, Uniview, Avigilon, Axis, Hanwha, and most ONVIF-compliant systems. Our first job is to inventory what you have and tell you honestly what’s salvageable. If something needs replacing, we’ll tell you at hardware cost — we don’t mark up cameras.

How fast does an operator respond when something happens?

Operators see motion within seconds. The decision tree (deter via speaker, dispatch patrol, call HPD) typically resolves in under 60 seconds from detection. Most incidents are over — meaning the subject has left the property — before HPD would even have a unit in the area.

Can the operator talk to people on the property?

Yes — with talk-down speakers installed at key locations. Pool, mail kiosk, dumpster area, garage entry, and laundry rooms are the standard placements. The voice-from-the-sky effect is one of the most cost-effective deterrents in multifamily security. The first time a kid trying door handles hears "Stop. You are being recorded." from the breezeway speaker, they almost never come back.

How long do you keep the footage?

Your existing DVR/NVR retention stays as-is (typically 14–30 days). Our monitoring software stores incident clips separately for 90 days in a cloud archive — tagged, searchable, and defensible for insurance claims, lease disputes, and HPD requests.

What if my cameras are old and half are broken?

Then the first deliverable is the camera-health audit. We tell you which cameras work, which need repointing, which need replacement — and what an honest minimum-viable coverage looks like. We do not push hardware sales. If you can wait 60 days to fix four key cameras, we’ll tell you that.

Is this AI/analytics or human operators?

Both. AI analytics filter the obvious triggers (waving trees, parked cars, neighborhood pets). Trained human operators verify the real ones and act. Pure-AI systems generate too many false dispatches at multifamily properties — the trees and balconies break them. Pure-human systems can’t scale across 24 cameras. The hybrid is what works.
